PVSC administers the Capped Assessment Program (CAP) on behalf of the Nova Scotia government. The 2025 CAP rate is 1.5%.

What we do

Property Valuation Services Corporation (PVSC) is an award winning, independent, not-for-profit organization that is responsible for assessing all property in Nova Scotia.

Commercial buildings, municipal government
For municipalities

We send an Assessment Roll to Nova Scotia's 49 municipalities by December 31 each year. Municipalities calculate property taxes based on assessed values and their tax rates.

Mailbox, assessment notices
For property owners

We mail over 650,000 Property Assessment Notices to Nova Scotian property owners every January.
